A waterfront residential parcel in Golden Beach sold for $24 million, representing one of the few remaining available oceanfront properties of its size in the ultra-luxury enclave.
An entity led by Amicus Medical Group president David Rodriguez, bought the 0.6-acre lot at 625 Ocean Boulevard and financed the deal with a mortgage from New Wave Loans, led by Managing Partner Mark Feldman. The deal worked out to about $860 per square foot.
Alan Eskenazi of Miles Goldstein Real Estate LLC represented the buyer. He said Rodriguez plans to build a spec home on the site, which includes 100 feet of ocean frontage.
Property records list the previous owner as the late Sydell Herrick. She and her husband, Alfred Herrick, bought the property for $841,500 in 1986. The Herricks, who lived in Golden Beach for over 30 years, died in 2024. Five siblings have since taken charge of the estate, Eskenazi said.
Rodriguez is heavily invested in Golden Beach because he believes it is “undervalued,” Eskenazi said.
Rodrigez and his wife, Lorena Rodriguez, paid $29 million for a 35,000-square-foot lot at 401 Ocean Boulevard in 2023. It includes 125 feet of private beach. The couple also owns a property at 125 Ocean Boulevard, which they bought for $7.2 million in 2020. Plans for an eight-bedroom, 10-bathroom home spanning over 14,000 square feet are nearing full approval, according to the listing. Both properties are under construction, Eskenazi said.
Rodriguez’s real estate portfolio extends beyond Golden Beach. In 2022, he and his wife bought a unit at Château Beach Residences in Sunny Isles Beach for $13 million. The sale marked a record price for the building at 17475 Collins Avenue, The Real Deal previously reported.
Golden Beach spans 1.8 square miles on a barrier island between the Atlantic Ocean and Intracoastal Waterway. With fewer than 400 single-family homes, it boasts an exclusivity that has drawn wealthy buyers like Microsoft billionaire Bill Gates, designer Tommy Hilfiger and musician Ricky Martin.
A Zillow search shows 30 homes listed for sale in Golden Beach. The least expensive listing is a 0.25-acre lot asking $3.1 million, while the most expensive is a 23,700-square-foot home asking $89 million.
