Two mansions led slow buying week for Palm Beach luxury market

Two near-waterfront mansions brought in the largest contracts in Palm Beach County last week.

Buyers signed 13 contracts between Aug. 10 and Aug. 16, according to the weekly report by Douglas Elliman’s Eklund-Gomes team, which tracks all listings in the county with an asking price of $3 million and above.

The week’s total contract volume, based on asking price, was under $96 million, less than half the explosive prior week, which totaled about $245 million. Its average asking price was about $7.7 million, or about $1,731 per square foot. 

Twelve of the 13 contracts signed were for single-family homes, which spent an average of 96 days on the market. One contract was for a condo, which asked for $3.3 million and spent 19 days on the market. 

A Palm Beach mansion at 211 Ocean Terrace topped the charts as the week’s most-expensive. The 4,300-square-foot home had an asking price of $21.9 million, or $5,109 per square foot. The two-story home has four bedrooms and five bathrooms, plus a half-bath. It includes an elevator, balcony and ocean access, though it doesn’t face the waterfront. Christian Angle of Christian Angle Real Estate had the listing.

The second-priciest contract was for a $15.5 million home spanning 5,900 square feet at 5011 South Flagler Drive in West Palm Beach. It has three bedrooms, three bathrooms and a half-bath. The price is about $2,600 per square foot. 

Giuliana Raiser-Duduca of Coldwell Banker Realty has the listing. She noted the home’s waterfront view of the intracoastal, adding that the buyers could renovate the 1989 home or tear it down and build new.

The week was slow compared to the vibrant month of July. The weeks between July 13 and August 9 each recorded total asking dollar volumes of more than $100 million. 

Meanwhile, Miami contracts over $4 million signed in the same period accumulated $167.6 million in total asking value.
