Developer Alex Sapir and his estranged wife are under contract to sell their waterfront Miami Beach home, just a month before their contentious divorce heads to trial.
The Venetian Islands estate, at 126 West San Marino Drive, is asking nearly $36 million. The sale was marked pending on Sept. 11, a day after a hearing occurred in the case, though the contract was signed Aug. 22, according to court filings. The closing is expected to occur on or before Sept. 19.
Yanina Sapir, who filed for divorce in 2022, filed an emergency motion earlier this month to have the judge enforce an agreed order that resolves temporary support and legal fees regarding the sale of their marital home.
Alex Sapir is on the hook to pay Yanina expenses associated with her move, including first and last month’s rent, a security deposit and moving costs, per a deal they reached two years ago. Payment was due within 24 hours of the contract being signed, but Yanina’s attorneys wrote that Alex failed to pay the $122,500.
A trust linked to Yanina paid $17.3 million for the Venetian Islands estate in 2018, property records show.
The 8,000-square-foot house, with five bedroom suites, a home theater and wine room, was built the same year the Sapirs purchased the property. It sits on a 0.4-acre lot with 90 feet of water frontage and a multivessel dock, according to the listing. It’s on the market with Douglas Elliman’s Bill Hernandez and Bryan Sereny.
“While it’s not closed yet, I’m happy to bring closure to this once the deal is consummated,” Alex Sapir said in a statement to The Real Deal.
Natalie Lemos of South Miami-based Leinoff & Lemos, one of Yanina’s lawyers, did not respond to a request for comment. Alex’s attorney, Jason Marks of Kluger Kaplan, also did not respond to a request for comment.
A non-jury trial is set to begin Oct. 19, although the former couple could settle before then.
Last year, Alex and Yanina sold the waterfront home next door to theirs to Shark Tank investor Rohan Oza for $9.8 million.
Alex is the son of the late Tamir Sapir, founder of the New York-based Sapir Organization.
Alex, who heads Sapir Org. and the Sapir Corp., developed Arte Surfside, a boutique luxury condo building north of Miami Beach. Last year, he and his partners re-listed a 1.5-acre development site in Miami’s Edgewater neighborhood, which is zoned for 741 residential units and nearly 1.5 million square feet of development.
