H&M Development scored approval for a condo complex in Weston after the landowner’s previous plan for an assisted living facility on the site was shelved.
Aventura-based H&M has the development site at 357 Racquet Club Road under contract, planning 132 units across four stories. Prices are expected to start at $850,000 for pre-construction sales, said Manny Synalovski, a member of H&M’s development team, at the Weston City Commission meeting Monday night.
H&M plans to market the units as “sky homes” with 1,900 square feet of living space, Synalovski said, which puts the initial price per square foot at about $447.
The city commission voted unanimously Monday to approve a site plan and code variances for the 11-building condo complex that H&M would construct on a 6.6-acre site in Weston’s Bonaventure area.
The city commission allocated 97 “reserve units” to the development site on Racquet Club Road from a Broward County pool of portable residentialdensity. The site is allowed 35 residential units by right.
The development site is occupied by a vacant building that previously served as a welcome center and office for a timeshare company called Vacation Village.
“This property is blighted,” said Weston City Commissioner Mary Molina-Macfie, who lives nearby. Redeveloping the site “can only enhance property value. It can only enhance safety.”
The site is owned by an LLC, managed by Weston residents Terrence Salzman and Deborah Thekla Salzman, which bought it for $3.75 million in 2023, records show.
Terrence Salzman won approval from the Weston City Commission in 2024 for a 245-unit assisted living facility. That development would have been nearly 90 feet tall.
Escalating construction costs since then have made condo development, which has a shorter timeline, more feasible than an assisted living facility, Synalovski told the city commission.
