British billionaire and hedge fund manager Christopher Rokos sold his waterfront Manalapan mansion for $83.2 million, more than double what it last sold for a decade ago.
A United Kingdom-registered entity purchased the 2.8-acre estate at 1370 South Ocean Boulevard for $40 million in 2017 from Patrón tequila executive Edward M. Brown. Ownership of the property transferred to Rokos’ name in 2021 for $100, public records show.
The Manalapan estate, whose residents have included high-profile business executives and philanthropists, has 29,500 square feet of living area and 300 feet of ocean frontage. The land is prime for a teardown or complete renovation for the buyer, whose identity isn’t yet public.
The property originally asked for $150 million, and the price later dropped to $135 million. The sale closed at about $2,800 per square foot.
The compound was built in 1972 and renovated in 2015. It features nine bedrooms, 11 bathrooms and five half-baths, with amenities including a spa, massage room, movie theater, wine cellar and library.
The home was once owned by developer Frank McKinney, as well as by Lois Pope, a philanthropist and widow of former National Enquirer owner Generoso Pope.
Jack Elkins of William Raveis Real Estate, who represented Rokos, has helped sell the property several times since 2004. Rosalind Clarke of Premier Estate Properties represented the buyer. (Her colleague, Premier broker Carmen D’Angelo, recalled showing the property to singer Michael Jackson in 2000.)
Rokos, founder of the London-based hedge fund Rokos Capital Management, has a net worth of $2.3 billion, according to Forbes.
Manalapan, an island south of Palm Beach, is increasingly considered a new billionaire’s bunker for its privacy, massive properties and high-profile residents.
The enclave’s most notable sale was for Oracle founder Larry Ellison’s $173 million waterfront estate, which he bought in 2022. He snatched up an adjacent parcel for another $34 million earlier this year. (He paid $10 million in 2023 to buy eight houses for his staff about 30 miles away in Boynton Beach.)
Fox News host Sean Hannity bought a home on the island for $24 million two years ago, and WeatherTech founder David MacNeil bought a home there for $36 million this year. A lake-to-ocean home site on the island sold for $30 million in September.
