Compson Associates won city approval to move forward with an eight-story residential tower in the massive Boca Raton office complex redevelopment known as The Park at Broken Sound.
The Boca-based company led by Robert D’Angelo and Carl Klepper Jr. is developing a 97-unit building on 5 acres at 1075 and 1095 Northwest Broken Sound Parkway, in the 700-acre master-planned district formerly known as Arvida Park of Commerce.
The development, known as Park Tower at Broken Sound, is planned for 185,220 square feet of multifamily housing, plus a nearly 90,000 square foot, two story parking garage. Plans also include a separate 2,100-square-foot retail and restaurant building.
Ten of the units are planned as affordable housing to comply with city regulations for the site typically zoned for industrial and offices. The units are planned to measure an average of 1,468 square feet each, with 45 three-bedrooms and 52 two-bedrooms.
The site is zoned for light-industrial and contains a one-story warehouse to be torn down for the new development. It also houses a three-story office building that’s set to remain the same.
The developers plan on adding a main driveway, an eight-foot path and landscape and hardscape improvements as part of the project. They didn’t request variances or waivers from the city.
“This is really about thoughtfully redeveloping an already developed property and creating a more complete mixed-use environment within The Park at Broken Sound,” Carl A. Klepper, operations manager at Compson, told the city council Tuesday.
Council members voted 3-1 in favor of the building, with Jon Pearlman as the only dissent. Pearlman is known for his anti-development positions and before his election led the “Save Boca” coalition that took down developers Terra and Frisbie’s plans for a redeveloped government complex.
Boca Mayor Andy Thomson abstained from the discussion because his law firm leases space in the property, he said.
The city was scheduled to vote on a separate office development in the Park at Broken Sound, though that discussion was taken off Tuesday’s agenda. Butters Construction and Development, led by Malcolm Butters, proposed a 71,600-square-foot light industrial development known as the 1150 Innovation Center.
