New Inglewood apartment complex to replace smaller multifamily building

A multifamily property in Inglewood is poised to give way to a larger apartment development.

Focal Investments & Advisory is moving forward with its Noya Eucalyptus project at 925-931 North Eucalyptus Avenue, Urbanize Los Angeles reported. An existing 12-unit property would be demolished to make room for the new development.

The developer plans to construct a four-story building with 75 apartments in studio to two-bedroom floor plans. The residences would be split between 60 apartments and 15 multifamily accessory dwelling units. Parking for 85 vehicles and amenities like a resident lounge, a fitness center, courtyards and a rooftop deck are also slated for the site.

In order to build larger than what would normally be allowed by zoning regulations, Focal is utilizing density bonus incentives by providing five very low-income units and five moderate-income units.

Focal is aiming to break ground on the project in the second quarter of next year as it navigates the permitting phase in the meantime.

The City of Inglewood is bound by the state to plan for 7,439 units across various income levels by 2029. Of those residences, 2,813 must be designated for rent by lower-to-moderate income households.

Focal has entitled more than 4,000 units with more than $700 million in projects managed, according to its website. Besides the Noya Eucalyptus development, Focal’s other Los Angeles-area developments include the Elmer Apartments at 5547 North Elmer Avenue in North Hollywood and 1984 Park Grove Avenue in University Park.

The multifamily vacancy rate in the Los Angeles area was 5.4 percent in the third quarter, according to Kidder Mathews’ most recent market report. It was down from 5.5 percent in the second quarter but up from 5.2 percent in the same period last year. Average monthly rent in the third quarter was $1,707 for a studio, $2,102 for a one-bedroom, $2,680 for a two-bedroom and $3,255 for a three-bedroom.
