Homa raises $5M to expand across California, add mortgage lending

Homebuying platform Homa has raised $5 million in seed funding to expand across California, add mortgage lending and support the launch of a mobile app later this year.

The funding round, announced Thursday, was led by Quiet Capital, an early investor in OpenAI and Reddit, with participation from Restive Ventures and Cambrian Ventures.

Buyers can use the platform to search, tour, negotiate, close and get a mortgage, with a promise of receiving up to 2% of the purchase price back at closing. The company has been live in Florida since 2025, expanded to Texas in June and soft-launched in California on Sept. 1.

Homa is led by co-founder and CEO Arman Javaherian, a former senior director at Zillow. The company was also co-founded by Federico Campeotto, a computer scientist with a Ph.D. in artificial intelligence.

“You tour on someone else’s schedule, you take advice from someone paid more when you spend more, and you hand over tens of thousands of dollars at the closing table for work you largely did yourself,” Javaherian said in a statement. “We built Homa so buyers get better information, better representation, and serious money back that can dramatically reduce the lifetime cost of a mortgage and boost their purchasing power.”

Homa operates as a licensed brokerage. Local specialists handle tours on the buyer’s schedule for a flat fee, while in-house brokers — one per state — write and negotiate offers. Each in-house broker has more than a decade of experience and hundreds of closed transactions, the company said.

On transactions where the seller offers a buyer-broker commission of up to 3%, Homa keeps 1% and credits the remainder — typically around 2% — back to the buyer. The company said credits have averaged more than $10,000 and can exceed $40,000 on higher-priced homes. Buyers can use the credit for a rate buydown, closing costs or a price reduction.

The new mortgage feature allows buyers to shop for a loan inside Homa instead of being referred to an outside lender. Homa said the credit can be applied to a rate buydown that cuts the mortgage rate by as much as 0.75 percentage points.

Javaherian said the offering is aimed at consumers who already do their own research and want economics that better reflect that reality.

“California buyers do their own research, and they are not looking for someone to unlock a door and mark it up by 3%,” he said. “What they actually need is real MLS access, a licensed broker who negotiates for a living, financing that is part of the offer strategy rather than an afterthought, and a credit large enough to increase their purchasing power.”
