Publix Super Markets bought yet another Miami-Dade shopping center it anchors, bringing its recent investment to over $100 million.
It paid $23.7 million to buy a plaza from the same seller that sold the grocer an $83.3 million shopping center near Miami International Airport a few weeks ago.
First Washington Realty sold the 82,500-square-foot Shoppes at Quail Roost at 20201 Southwest 127th Avenue, northwest of Southland Mall, to the Lakeland-based grocer, records show.Â
The price works out to $287 per square foot, well below the $407 per square foot Publix recently paid for the 204,740-square-foot Airpark Plaza at 5705 Northwest Seventh Street in its purchase from the Bethesda, Maryland-based firm.
The Shoppes at Quail Roost last traded in 2008 for an undisclosed price. The Airpark Plaza deal marked the largest suburban Publix-anchored shopping center sale in Miami-Dade County in nearly two decades, according to JLL, which brokered the transaction.
JLL’s Miami-based capital markets team has closed four Publix-anchored deals across Florida in the past month, totaling $242.5 million. This includes Nuveen Real Estate’s $66.9 million sale of the Promenade Shopping Plaza in Palm Beach Gardens to Mount Vernon Company.
Grocery-anchored shopping centers remain a hot commodity among investors. According to JLL’s 2026 Retail Investor Survey, 81 percent of active investors include grocery-anchored centers in their acquisition strategies, with Publix ranking alongside Whole Foods and Trader Joe’s among the country’s most coveted retail brands.
Publix has been increasingly active in buying the shopping centers where it operates and typically does not take out an acquisition loan.Â
Palm Beach County has been a particularly busy market for the grocer.Â
In June, Publix bought the 71,200-square-foot Aberdeen Square shopping center west of Boynton Beach from Longpoint Partners for $24 million. A month earlier, it paid $78 million to an entity tied to Union Investment Real Estate and Bolder Group for the 179,000-square-foot Fountains of Boynton, also near Boynton Beach.
Elsewhere in the county, Publix had a downtown West Palm Beach development site under contract in March from Steve Ross’ Related Ross, where it plans to build a 40,000-square-foot store with covered parking.
The grocer has also picked up shopping centers in Boca Raton, Fort Lauderdale, Kendall and North Miami.
Led by CEO Kevin Murphy, Publix is Florida’s highest-revenue company. The grocer generated $63.2 billion last year and ranked No. 72 on the Fortune 500.
