Dutch hospitality firm dives into South Beach, dropping $50M-plus on first US hotel investment

Corendon Hotels & Resorts has entered the U.S. market with the acquisition and rebranding of a pair of Art Deco hotels on Miami Beach’s Collins Avenue.

The Dutch hospitality company paid over $50 million in one transaction for Aloha Friday’s at 944 Collins Avenue and the Beach Plaza Hotel at 1401 Collins Avenue. Berkadia’s Jennifer Jin represented the seller, according to a source familiar with the deal. Foley & Lardner LLP provided legal representation to Corendon Hotels & Resorts.

Records show an LLC managed by Adam Nadler was the previous owner. It paid $16.6 million in 2024 for the 28,600-square-foot property at 944 Collins and $26.5 million in 2023 for the 23,180-square-foot building at 1401 Collins. 

The 944 Collins hotel, rebranded to Corendon South Beach Miami, spans three buildings with 97 rooms, including 25 suites. The 1401 Collins hotel, rebranded to Corendon Beach Plaza – South Beach Miami, has 95 rooms, including 31 suites. It was built in 1936 and designed by architect Lawrence Murray Dixon. 

Corendon Hotels & Resorts is a subsidiary of the Netherlands-based Corendon Group and launched in 2014. Its portfolio includes hotels and resorts in Curaçao, the Netherlands and Turkey. 

European investor interest in Miami Beach hotels is growing. A few weeks ago, an entity tied to French hospitality duo Philippe Le Guennec and Benjamin Debard bought the 52-room Tony Hotel at 801 Collins Avenue for $16.5 million, with plans for a multimillion-dollar renovation. The group also purchased the Kimpton Angler’s Hotel in Miami Beach for $43.5 million last year. 

In 2024, an affiliate of Barcelona-based Grupo Hotusa, led by President Amancio Lòpez Seijas, bought the Eurostars Winter Haven, a 71-room property completed in 1939 at 1400 Ocean Drive from an affiliate of Harrisburg, Pennsylvania-based Hersha Hospitality Trust for $19.7 million.
