A new mansion in Golden Beach that’s asking $79.5 million topped signed contract activity in Miami-Dade County’s luxury market last week.
Buyers signed 22 contracts between Aug. 17 and Aug. 23, according to the weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks all listings in Miami-Dade asking $4 million and above.
The contracts had a total asking dollar volume of $249.4 million, nearly three times the volume compared to the same period last year. The properties that went under contract last week spent an average of 145 days on the market. The previous week’s report recorded 14 contracts with a total asking dollar volume of $167.6 million.
Of the deals marked pending last week, 18 were for single-family homes. They totaled $222.8 million in asking dollar volume and spent an average of 156 days on the market. The average contract price was $12.4 million, or $1,400 per square foot.
The priciest home to go under contract was the 17,500-square-foot spec home at 255 Ocean Boulevard, which has an asking price of $4,500 per square foot. The home sits on a 0.7-acre lot and has seven bedrooms, 12 bathrooms and two half-baths, according to the listing. It also includes a guest house, pool, spa and 100 feet of water frontage.
Dina Goldentayer of Douglas Elliman has the listing. The current owner is 255 OB LLC, a North Miami Beach-based company that’s been managed by Tania Van Dam Murciano and Treo Construction CEO Ricardo Halfen, records show.
The entity acquired the site, which was vacant at the time, for $10.7 million in 2021 from a trust managed by Lorena Zuccolillo, the daughter of Paraguayan businessman Aldo Zuccolillo.
The second most expensive home to go under contract was the 4,100-square-foot home at 205 North Hibiscus Drive on Miami Beach’s gated Hibiscus Island. The 1956-built home, which is being marketed as a teardown, has four bedrooms and three bathrooms, according to the listing. It also has a pool and 120 feet of water frontage. The property spent three days on the market before it went under contract.
Olivia Carbe of Agentwise Realty is the listing agent. Records list the current owner as 205 N Hibiscus LLC, which is linked to Miami resident Daniel Liburdi, who, along with three others, was indicted last year by the U.S. Attorney’s Office in Florida for conspiracy to commit bank fraud and money laundering.
Proceeds from the alleged $128 million scheme were used to buy three properties on Hibiscus Island and one in the Caribbean, according to authorities. The indictment listed 205 North Hibiscus Drive as one of the properties, which the entity paid $14.8 million for in 2024.
Liburdi is giving up the mansion as part of a plea agreement, Miami New Times reported.
Buyers also signed four condo contracts last week totaling $26.6 million in asking dollar volume. They spent an average of 97 days on the market and had an average contract price of $6.6 million, or $2,000 per square foot.
Leading those contracts was a 3,500-square-foot unit at the Armani Casa Residences Sunny Isles Beach tower at 18975 Collins Avenue. Unit 5200 is asking $7.5 million, or $2,100 per square foot. The four-bedroom, five-and-a-half-bathroom unit has a private elevator entry and oversized terraces with oceanfront vistas, according to the listing. The branded building also includes oceanfront pools, private beach service, fitness and wellness centers, a restaurant and a coffee bar.
Daniel Tzinker of The Agency listed the property. Records show the current owner is Alpha Miami LLC, which acquired the property for $8 million in 2024.
