Members only: Boca greenlights “vertical country club” amid demand for exclusivity

Developers Steven Newman and Scott Kerner are moving forward with plans for a private club in Boca Raton amid a heightened demand for members-only exclusivity.

The developers secured local approval for an eight-story membership club called The Sanborn at 100 Northeast First Avenue, in downtown Boca.

Amenities in the 54,700-square-foot “vertical country club,” are set to include a speakeasy, cigar lounge, rooftop pool, gym and gaming simulators spanning, along with a restaurant. A two-story underground valet parking garage is part of the plan.

The developers bought the 0.31-acre site for $10 million in March. The property houses a two-story office and apartment building, according to records. It’s about two blocks from the Mizner Park shopping plaza.

A representative of the development did not specify how many members would be accepted into the club, saying there would be a “balancing act” to ensure it wasn’t too empty or full. It’s set to open in 2028, according to a news release.

The city’s community redevelopment agency unanimously approved the development Tuesday. A group of supporters for the development applauded and hugged after the vote, wearing matching navy-blue T-shirts bearing the development’s name.

The private club is planned across the street from the construction site for The Aletto, a mixed-use office and retail complex. The two 10-story buildings are a joint venture between Boca-based Compson Associates, West Palm Beach-based North American Development Group and Boca Raton jeweler Alfredo Aletto.

Demand for upscale private clubs is high in pockets of South Florida as wealthy execs move in from out of state. Though people are still vying for large golf and country club memberships, smaller exclusive clubs with luxury amenities are emerging as an alternative.

In West Palm Beach, Steve Ross’ Related Ross plans to develop a private club on a 1-acre site along the waterfront. Meanwhile, developer Russell Galbut recently pulled the plug on three Miami Beach developments, one of which included a 13,400-square-foot private club.

In a separate project, Compson Associates on Tuesday secured city approval for an eight-story residential building in the 700-acre office complex known as The Park at Broken Sound. The 97-unit building, called Park Tower at Broken Sound, will have 10 affordable housing units.

The city was scheduled to discuss an office project led by Butters Construction and Development, but the vote was postponed.
