A waterfront mansion in Palm Beach is in the running for a potential record after listing for $195 million.
The nearly 20,000-square-foot home at 1616 South Ocean Boulevard sits on nearly two acres of land with waterfront access to both the intracoastal and the Atlantic. It was rebuilt from scratch in 2023 and now features seven bedrooms, 12 bathrooms and a powder room.Ā
Christian Angle and his Palm Beach-based Christian Angle Real Estate have the listing, where the asking price pencils out to $9,790 per square foot.
The property last sold for $22.4 million in 2018 to a land trust corporation on behalf of a protected buyer, according to property records. Before that, it belonged to former Avis CEO Joseph Vittoria and his wife, Luciana Vittoria. The couple paid about $5.7 million for the property in 1996, records show.
The home sits about a mile south of Mar-a-Lago along Palm Beachās Billionairesā Row, a two-mile stretch of the road known for its high-profile, wealthy residents and mega-sized mansions.
If the property sells at its asking price, itāll become the most expensive single-family home on the island. Luxury car dealer Michael Cantanucci paid $170 million in 2023 for the current record holder, a 20,100-square-foot estate at 589 North County Road.Ā
The homeās 18-car garage and lake-to-ocean location are particularly attractive and make the home āan especially rare opportunity,ā Angle said.
āBuilding a property of this scale from the ground up would take many years,ā he said.
Luxury real estate agent Angle holds several massive Palm Beach listings, including a former Gucci heirās compound asking for $205 million and a 14,300-square-foot mansion for $105 million.Ā
Separately, a 2.25-acre waterfront estate at 911 North Ocean Boulevard hit the market in November for $185 million, or about $10,500 per square foot. At the time, it was one of nine South Florida listings for more than $100 million.
The billionaire DeGroote family set the record for Floridaās most expensive single-family home when it sold its Naples estate for $225 million in April 2025. That home remains the second-most expensive sale in the country, behind only Citadel CEO Ken Griffinās $240 million purchase of a penthouse at 220 Central Park South.Ā
