A Miami Beach estate linked to Playboy Mansion owner Daren Metropoulos found a buyer last week, landing a contract for $25 million.
The contract was one of 14 signed between Aug. 10 and Aug. 16, according to the weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks all listings in Miami-Dade asking $4 million and above.
The contracts had a total asking dollar volume of $167.6 million and spent an average of 91 days on the market. The previous period saw 14 contracts with a total asking dollar volume of $135.8 million.
Of the deals marked pending last week, 12 were for single-family homes. They totaled $154.5 million in asking dollar volume and spent an average of 97 days on the market. The average contract price was $12.9 million, or roughly $1,300 per square foot.
The 10,500-square-foot estate at 270 South Hibiscus Drive was the priciest home to go under contract with an asking price of $55 million, or $5,240 per square foot. The deal has since closed for $51.5 million, or $4,900 per square foot.
The spec mansion sits on two bayfront lots totaling 21,000 square feet with 120 feet of water frontage, according to the listing. The seven-bedroom, seven-and-a-half-bathroom home has a nightclub, pool, fitness center and two private docks that can fit a 105-foot yacht, The Real Deal previously reported.
Jordan Karp of Jordan Karp LLC represented the seller, while Dora Puig of Luxe Living Realty brought the buyer. Denis Smykalov, founder of Wolsen Real Estate, is listed as the manager of the LLC that sold the home. The LLC paid $19 million for the property in 2021. Developer Luis Bosch oversaw the home’s redesign and construction, which he told The Wall Street Journal cost $15 million. The mansion’s buyer is unknown.
The sale set a record for Miami Beach’s gated Hibiscus and Palm islands, surpassing the previous record of $40.3 million set in 2024 by the mansion at 101 North Hibiscus Drive.
The second most expensive home to go under contract was the 6,000-square-foot home at 7815 Atlantic Way, with an asking price of about $4,300 per square foot. The home has five bedrooms, six bathrooms and one half-bath, as well as an elevator, pool and 50 feet of water frontage, according to the listing.
Dina Goldentayer of Douglas Elliman listed the property. Records show the current owner is Chateau Azure LLC. The home is linked to Daren Metropoulos, son of Greek-American billionaire C. Dean Metropoulos. The younger Metropoulos paid $18 million for the oceanfront home in 2021, TRD reported.
Buyers also signed two condo contracts last week totaling $13.2 million in asking dollar volume. The condos spent an average of 56 days on the market and had an average contract price of $6.6 million, or about $2,400 per square foot.
The most expensive condo to go under contract was a 2,500-square-foot unit within the 48-story Five Park complex in Miami Beach. Unit 4303 at 501 West Avenue has an asking price of $8.5 million, or about $3,450 per square foot. It has three bedrooms, four bathrooms and one-half bath.
Mick Duchon of the Corcoran Group has the listing. Property records list the current owners as Patrick Thomas Nichols and Heather Terry Nichols, who paid $7 million for the unit in 2024.
