A unit at Four Seasons Residences at the Surf Club in Surfside, with an asking price of $31.5 million, topped new signed contract activity in Miami-Dade County last week.
Buyers signed 14 luxury contracts in Miami-Dade between Aug. 3 and Aug. 9, according to the weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks all listings in Miami-Dade asking $4 million and above.
The contracts have a total asking dollar volume of $135.8 million and spent an average of 148 days on the market. The previous report recorded 13 contracts with a total asking dollar volume of $110.5 million.
Of the contracts marked pending last week, eight were for single-family homes. They had a total asking dollar volume of $66.6 million and spent an average of 95 days on the market. The average contract price was $8.3 million, or about $1,800 per square foot.
The 6,000-square-foot mansion at 9814 West Broadview Drive in Bay Harbor Islands was the priciest home to go under contract. The home, which has an asking price of $22 million, or about $3,700 per square foot, has eight bedrooms, eight bathrooms and one half-bath. It also includes 80 feet of water frontage, according to the listing.
Joel Lusky and Shneur Shapira of the Brokerage South Florida Real Estate have the listing. Property records list the owner as Fued Elias Sadala Jr., the co-founder of St. Louis-based venture capital firm Dreampact Ventures, and his wife, Silvane Maria Coelho Sadala. The Sadalas paid $12 million for the property in 2021.
Buyers also signed contracts for six condos last week totaling $69.2 in asking dollar volume. They spent an average of 219 days on the market. The average contract price was $11.5 million, or $2,500 per square foot.
The 5,000-square-foot unit at the Surf Club, at 9001 Collins Avenue, was the priciest condo to go under contract. Unit S-1003, which is asking $6,800 per square foot, includes four bedrooms, five bathrooms and one half-bath.
Bryan Halda of Compass is the listing agent. Property records list the current owner as an LLC managed by Halda. The unit last sold for $18.4 million last year. This is the second time the unit has gone under contract in the past few months. The condo first went under contract at the end of June but was relisted last month.
